typically referred to as project phases and crafted to flow in sequence. here is general a breakdown what to expect - determine the project scope, review the clients program and establish a preliminary budget - preform a site analysis and investigate the relevant zoning requirements - create sketches, draft plans, elevations and schematic drawings - coordinate the design with mechanical, electrical, plumbing, structural(if needed) - complete final detailed drawings that incorporate details about the materials, finishes, fixtures, equipment, systems and structure - assist with selecting a contractor/builder - review the plans with the local authority needed to obtain permits - observe the construction progress and provide advise on any unforeseen changes to the plans. confirm that the proposed details and finishes are correctly installed prior to completion.

pre-design feasibility study
a preliminary evaluation of the client's building site and/or space requirements. assist the client with creating a space program based on the building type. research the regulatory obligations associated with the proposed building type. this is sometimes a critical service as in some cases, the project may be deemed financially infeasible at the completion of this study. for this reason, there is usually a fixed fee.

lump sum/fixed fee . hourly rate . % of construction
a lump sum or fixed fee is an amount negotiated with the client at the beginning of the project. this is typically used if the project scope is clearly defined and understood by both architect and client. an hourly rate is used when the duration or nature of a particular service is difficult to determine. percentage of (estimated) construction cost with the percentage amount, which can range between 6% and 12%, directly relating to the building type and project’s level of complexity. because every project is unique, in many cases we will use a combination of all these methods to determine our total fee.
beyond basics
architect-led design build
beyond the traditional delivery method, there is the architect-led design–build, ALDB for short. in essence, this process takes the best aspects of all the traditional delivery methods and creates a more efficient client focused project that remains true to the original design intent. with ALDB the client signs one contract with the ALDB firm and that’s it. the rest is no different from the traditional steps except the builder is now on board from the start of the project and is working collaboratively with the architect for the benefit of the client. this is our preferred method of delivering services to clients. we are happy to discuss the benefits in further detail.
